RESTORATION
OF VA LOAN ENTITLEMENT
If you’re a veteran who has already taken advantage of a VA home loan
through the Department of Veterans Affairs, you already know what a wonderful
choice participating in the program can be. From low interest rates to
reduced credit requirements and even a zero-down payment option, a VA loan can
be a good alternative to more restrictive loan programs and can often be the
best, or even only, way many veterans can own a home.
However, one aspect of
home loans
that many people are not aware of is the ability to restore a
previous entitlement and purchase another home with another VA loan.
If
you’re a veteran who has used a VA loan in the past to purchase a home, you
may qualify for restoration of entitlement if:

The property you purchased with a VA loan has been sold and the loan
has been paid in full. - or -
-
You’re selling your property to another veteran and he or she agrees
to assume the VA loan, basically substituting his or her entitlement for
yours.
Veterans are also able to obtain more money from their entitlement if
they purchased a home with a
VA
home loan years ago when the entitlement value was lower. If
the loan has since been paid in full, the veteran is eligible to receive the
full entitlement again or, if the loan is not paid off, he or she can receive
the difference between the current entitlement and the entitlement that’s
already been used to purchase a home.
Additionally, the program is now
designed to offer additional entitlements on loan values greater than $144,000,
so should the veteran choose to purchase a home and get a loan value that
exceeds $144,000, there are even more funds available to them should they
choose to take advantage of them.
Veterans who are affected by restoration of entitlement should be
aware that restoration can only take place once (meaning that the entitlement
can be used a total of two times). Check with your lender or with the
Department of Veterans Affairs if you’re considering utilizing your restoration
of entitlement to ensure that you do in fact qualify for restoration and to get
the exact dollar figure of your new entitlement. For general information on entitlements or on VA home loans, please
