should I spend the money? Let
the buyer pay for their own home inspection”
A
pre-listing or pre-sale home inspection can help smooth the selling
process and help you sell your home faster.
A
pre-listing or pre-sale home inspection, unlike a pre-purchase
inspection, is done on behalf of the seller. We evaluate both obvious
and hidden problems and make recommendations.
We can often present alternatives i.e. temporary fix, permanent
repair, replacement. Since
you have the option to correct or disclose deficiencies you and your
Realtor® can make the best decision for your situation and set the
asking price accordingly.
If
you decide to repair or replace you’ll have time to shop for the
best price and terms. If
defects or deficiencies are discovered by the buyer’s inspector you
may be pressured into most expensive correction without time to shop
for the best price.
There
are even less welcome possibilities:
A buyer want a price concession that exceeds the value of the
repair or worse, may react emotionally and not make an offer!
If you wait for the buyer's inspector to inform them, you will
either have to fix it, lower the price, or worst of all, the deal
could be lost.
A
pre-listing or pre-sale home inspection is not meant to be used in
lieu of a buyer obtaining their own traditional independent home
inspection. It’s meant to reduce the number of items which
could be reported on, thereby bettering your chances to sell your home
faster. Buyers are sometimes hard to come by and the longer a property
remains on the market, the less attractive it becomes at the listed
price.

RESTORATION
OF VA LOAN ENTITLEMENT
If
you’re a veteran who has already taken advantage of a VA home loan
through the Department of Veterans Affairs, you already know what a
wonderful choice participating in the program can be. From low
interest rates to reduced credit requirements and even a zero-down
payment option, a VA loan can be a good alternative to more
restrictive loan programs and can often be the best, or even only, way
many veterans can own a home.
However,
one aspect of home
loans that many people are not aware of is the ability
to restore a previous entitlement and purchase another home with
another VA loan.
If
you’re a veteran who has used a VA loan in the past to purchase a
home, you may qualify for restoration of entitlement if:
The
property you purchased with a VA loan has been sold and the loan
has been paid in full.
- or -
You’re
selling your property to another veteran and he or she agrees to
assume the VA loan, basically substituting his or her entitlement
for yours.
Veterans
are also able to obtain more money from their entitlement if they
purchased a home with a VA
home loan years ago when the entitlement value was
lower. If the loan has since been paid in full, the veteran is
eligible to receive the full entitlement again or, if the loan is not
paid off, he or she can receive the difference between the current
entitlement and the entitlement that’s already been used to purchase
a home.
Additionally,
the program is now designed to offer additional entitlements on loan
values greater than $144,000, so should the veteran choose to purchase
a home and get a loan value that exceeds $144,000, there are even more
funds available to them should they choose to take advantage of them.
Veterans
who are affected by restoration of entitlement should be aware that
restoration can only take place once (meaning that the entitlement can
be used a total of two times). Check with your lender or with
the Department of Veterans Affairs if you’re considering utilizing
your restoration of entitlement to ensure that you do in fact qualify
for restoration and to get the exact dollar figure of your new

Granite
Kitchen Countertops
There
has been some media attention about granite countertops and whether your home
inspector should test them to determine if they can
increase indoor radon levels. There is only one Rochester New York
area firm that is equipped to test granite countertops for radon and they have
reported that there is almost no demand for testing.
The
United States Environmental Protection Agency (EPA), radon1.com and Radon
Zone
all recommend that you periodically use readily available and easy to use short
term or long term radon tests and monitor the concentration of radon in the air
of your home. We know that radon enters a home from the soil around the foundation, and
radon can also enter your home from outdoor air and through water faucets and
showers from well water or public water and also from building products.
With
the increased use of granite countertops many home inspectors report that there is
concern as to how much
radon might “outgas” from this popular building material. The
fact is that granite like other building materials can contain trace amounts of
radon gas, but if your countertop emits a small amount of radon into the air it probably
won't present a hazard.
A
better use of your money is testing the indoor air for radon with
do-it-yourself test kits and/or install an electronic radon detector in
your home. Radon concentrations can vary from day to day and an
electronic detector has an LED readout so that you can know the radon
level in your home every day, and an audible alarm if radon concentrates
